Tiivistelmä: Tutkimuksessa tarkastellaan asuntokunnan alueellisen keskikoon muutosta ja siihen vaikuttavia tekijöitä. Asuntokunnan koko tarkoittaa samassa taloudessa vakinaisesti asuvien määrää. Erityisesti pohditaan yksihenkisten asuntokuntien lisääntymisen vaikutusta alueen asuntokunnan keskikokoon. Asuntokuntien keskikoko vaikuttaa mm. asuntojen muutostarpeeseen ja ylipäätään asuntojen kysyntään. Lähestymistapa on taloudellis-demografinen. Asuntokunnan keskikoolla tarkoitetaan asuntokunnassa mukana olevien henkilöiden lukumäärän keskiarvoa. Se on laskettu yhdelletoista alueelle Suomessa.  Asuntokuntien määrä on kasvanut jatkuvasti jopa alueilla, joilla väestö vähenee. Samalla niiden keskikoko on pienentynyt tasaisesti. Keskeisin selittäjä tälle on yksihenkisten asuntokuntien määrän voimakas kasvu. Alueen nettomuutto näyttäisi vaikuttavan vastakkaisesti asuntokunnan keskikoon kehitykseen.

Abstract: This study describes the change of regional average size of household-dwelling units as well as the factors influencing it. The size of a household-dwelling unit refers to the number of persons living in a same household. The average size of household-dwelling units refers to the average number of the persons living in a same household. The average number was calculated for eleven Finnish regions. The average size influences, among many, on the alteration needs of dwellings and, more generally speaking, on the demand for dwellings. The impacts that the increase of single-person units has on the regional average size of household-dwelling units, are of special interest in this study. The approach of the study is economic-demographic.  The number of household-dwelling units has continued to increase even on regions, where the population is decreasing. Simultaneously, the average unit size has decreased smoothly. An essential explanatory variable for this is the strong growth of the single-person units. The number of two-person units is also on the increase but not as strongly as the single-person units.  The share of children and elderly people, net migration, divorce rate in relation to marriage rate and the housing conditions of young adults living with their parents, were used as explanatory variables in econometric models explaining the average household-dwelling unit size. The results indicate that the average size is influenced most strongly by the decreasing share of per-sons aged under 18 years as well as by the trend towards independent dwelling among young adults. The regional net migration seems to have contrasting effect on the development of the average size of household-dwelling units.
